We got a counter-offer from the sellers. It's clearly designed to try to remove all (or nearly all) buyer rights to flee upon discovery of Issues (tm), and eliminate nearly all ability to find Issues (tm).

My mail to their agent:

This counter-offer is, bluntly, an insult. It has, in fact, convinced me that the sellers are hiding a major undisclosed issue. Contact my agent again when and if you want to negotiate seriously.

Our agent is now going to call and play Good Cop(tm). They can come back to us and try again if they want, but I've been VERY SPECIFIC about the terms I want if they do. Because fuck this.

What was in the counter-offer?

No more than five days total inspection opportunity. No extention for expert or specialist follow-up inspection. No finance clause, but they tried to hide that by leaving it in and changing the days to a zero. Title verification closed to three days. Thing after thing like that.

They also were trying to pressure us into an immediate response by setting a 7pm today deadline, after we let them dally about with three day-long extensions, and after sweetening our offer twice. If they're stupid, which they might be, then I think they're aware of the furnice having been monkey-wrenched and are not disclosing it - they're advertising it as a "cosmetic fixer." If they're smart, then I suspect active lead, mold, or asbestos issues. Either way, they're trying to game the whole deal, and I'm not biting.
