Apparently our offer isn't dead yet. They're saying they got back from out of town too late last night to look at the offers. Rebecca suggests that the other offer wasn't as good as ours and they're stalling a day to let another offer come in. We'll see.

The question is: how much jerking around like this do we let them do before we walk? Because they're clearly jerking around hoping for better.

I dunno. How much do you love and want this house?

If it was me I'd probably walk, but then I've become very cynical when it comes to house purchases. I also don't know how desperate you are to move.

As said, it really depends on how much you want the place. If you really want it, I'd suggest playing it a little carefully. If you want to call their bluff and try to get them to stop playing games, I'd probably tell them your offer is firm and if it's not enough for them, you'll withdraw it and consider another place.

It could backfire, or it could get them to sweat a little. If they don't have any other offers and are just stalling, it could force them to accept if the danger of losing a sure sale is presented.

Granted, this comes from someone who has no experience in the real estate market, so take it for what it's worth.

Don't walk. When this offer expires or if they just outright reject it, make another offer that's $20K lower.

If they're jerking you around now, they're going to continue to jerk you around throughout the entire process. I'd walk away and let them come back to you. If they don't, hey, lots of other houses. Be patient.

I had a slightly similar situation on my current place, with the seller stalling to wait for a bid from another interested party. I told them I'd raise my bid by the equivalent of $4000 if they decided within two hours, and after that it would revert to the old offer. Acceptance came witin an hour.
Mind you, the other bidder might never have chimed in, so it's possible I cheated myself out of $4000, but at least I got the place I wanted and didn't have to play stalling games :)
